Unibail-Rodamco-Westfield (URW) and its co-developer, Mill Creek Residential (MCR), revealed when complete, Paramus will have a new town center that will serve as a hub for the community, with residences and green space complementing the mall’s existing retail, dining, and entertainment options. The latest development plans share details for the town green and how it will seamlessly integrate with the residential and retail offerings, as well as additional amenities that may be added to the site in future phases.

A True Town Center

Key benefits of the project include:

1. Walkability - The development project will not only include residential housing, but services designed to meet residents’ every need—from quick-service to full-service restaurants with outdoor dining areas, to personal services, art galleries, and health and fitness establishments. A large town green will provide a myriad of opportunities for passive and active recreation, a place to walk, rest and enjoy the community.

2. Sustainability - The development is designed to reduce its carbon footprint, promote sustainable practices, and minimize waste by incorporating renewable energy, natural materials, and increasing access to public transportation, retail, and entertainment. In the first phase, the project offers electric vehicle charging stations. In a future phase, the project includes significant upgrades to public transportation networks.

3. Multi-Generational Living - Mixed use development communities have been very popular with young professionals while also attracting empty nesters, creating a diverse community with the potential for vibrant social exchange.

Bringing the Vision to Life

Anticipated to break ground in late 2024 and slated to open to residents in 2027, the first phase of the development at Westfield Garden State Plaza includes the construction of 550 luxury apartment homes that will further enhance one of the top performing malls in the U.S. The apartments will be integrated with the shopping center via a one-acre town green for residents, visitors, and shoppers to enjoy, and will also introduce a main street outdoor district featuring restaurants and everyday conveniences and services.

"We’re excited to see this project progress as it will provide benefits to a variety of constituents. For potential residents, the development will not only offer housing, but a sense of community and easy access to a host of amenities including retail, dining, and entertainment options. For the greater Paramus area, the development will provide a green space that we plan to activate with exciting family-friendly activities. The proximity to the mall will also offer the potential for increased foot traffic for our retailers.”
